If you guys are really good friends and you don't need title insurance/no issue with title, you can just do a warranty deed with a promissory note and forgo the title and escrow fees from a title company.Originally posted by @Peter Hightower:I'm purchasing a property from a friend.

However, I have found fixer upper multi family buildings that can be picked up for a song and a dance with less that $40K in repair and rehab work that will rent per unit as much as a SFH in the area so again it depends.

parking is tough there so not having any driveway is a negative, but it all depends what you are looking forgoing to Mattson today i have high hopes for iti would be glad to have a group of folks come by for a presentation at our office message if you are interested, if i get a couple of people i will post something.

Another option is to include the first tank of oil as an incentive, assuming you don't have a huge tank  or forgo a fuel deposit and just take a picture of where the fuel is at and that is where they should leave it at move out.
