Last year, I purchased a SFH under market at 7.65% interest rate and did some rehab to up the value.

I renovated the first floor already (where I currently live), and now that I am evicting my tenant (yippee lol) I am looking to renovate the second floor when she leaves.I was hoping to do a HELOC, but after looking into it realized my only option is a Conventional Cash out up to 75% Loan to Value.

These were investments, the value of the assest are there, its the liquid that ran short and had to resort to credit cards to fix up the propertyYou spent $50k from savings, borrowed $50k from a 401k, and are paying it back over five years at around 7.5% interest, then borrowed another $40k from credit cards and are paying that back at around 8% interest, maybe more.
