We also have healthy IRA's and will both qualify for social security in the future.After being a landlord for nearly 25 years,  I'm thinking about selling it all and moving the money into immediate income annuites or some other fix income vehicle so we can travel and live a less stressful lifestyle.There doesn't seem to be an easy way to avoid capital gains and I realize many of these fixed income investments don't hedge against inflation.

That's odd especially because if you have no inspection contingency (rare and not usually recommended) then typically there wouldn't be an inspection at all in that scenario, unless there is an agreement that it’s for informational purposes only.Paying over ask and still having to waive inspection is rough.

@Aubrey FordThis is only numbers which if the numbers are correct then it’s not bad but if the numbers are off it could be an awful dealWe have no clue if the arv is correct or Reno correct etc but if you can make $20k+ that’s great

A conventional loan with 10% down will not be an option for a car wash.I would first seek to find out if the Seller has plans for the proceeds, usually they need the money for something else.
