California has a $800 minimum franchise tax per LLC per year (and it could be higher depending on gross receipts).LLCs allow for orderly transfer of wealth upon death through an operating agreement.

The property worth about 800,000The first lien is 600,000 this total payoffThe second lien was 86,000 (this one I was the highest bidder) The deed just got recorded yesterday and I just found out that the first lien going for trustee sale this month Nov 27.Im not investor I was just following California law SB 1079 as prospective owner occupant that I can bid after foreclosure which I did.

A lot of people are fearful right now.I'm just over the hill in Reno, NV and chose to live and invest here because our property taxes do not reassess on the sale, landlord/tenant laws are much more favorable, and there is steady job and population growth, but we're still very close to the benefits of CA.

I like these amongst ,many other right nowREXR - (Rexford) they are a niche (sub-specialist) in industrial warehouse/distribution/manufacturing in the southern California only urban or Infil area, they are not international like PLD - prologis, their MOAT is that SO-Cal has geographic limitation to new inventory, so they have rent pricing power that industrial in rest of country doesn't, also 26 million people in so-Cal and the 2 busiest Ports in country, their earning/revenue projections next few years are best in class, and they are cheaper on price to book than PLD or others, I own some and will buy a lot more in upcoming Recession, likely in next 6-12 months, when publicly traded equities will likely slide by 20-30% although their assets (physical buildings) are only going up in valueVICI- (casino REIT), used to be part of Cesars palace, then Caesars spun them out in 2018, to do sale leasebacks of their properties to take all that physical capex off the books.

You don't have to add duct work to flip, so you could just put the c/a system on top of the new furnace and be done.
