@Joseph Opoku Yeah you can still get positive cash flow from day 1 in pretty much all areas except the A class neighborhoods.

I would recommend fixing it and then determining whether or not to sell based on cash flow and profit after the sale.

It is going to be near impossible to cash flow on a property with 100% financing, especially if that partners rates are above conventional rates.

While your partner accepts more of the cash from the sale of the FFE and the associated tax bill.This might take some accountant massaging.
