I graduated college in 2008 into the crash.

I did previously attempt to rent out a condo my wife and I owned during the 2008 crash, and that was a debacle, but I'm ready to try again if need be. 

Even in the crash of 2008 many places (although not all by any means) didn't go down a full 25%.

That all came crashing down when I forgot to sign out of a computer and failed my clinical class.

I defenitely want to gain experience so if the market crashes I can buy properties cheaply.

I am pretty confident that the market is going to continue to boom for several years but if my property is not cash flowing and the market crashes, it could screw me over.  

A friend of mine and fellow investor has a debt free portfolio and his peace of mind when Covid & the shut downs happened was 100x anyone else who wasn’t sure if the market was going to crash or what.

Most of the "not so good" ones I had to find out the hard way, having spent extra time, effort and $ to be unpleasantly surprised.I have already went through all the permits and old records looking at microfilms for hours at the city's archive office.But I still have a lot of questions that I believe this person can answer.
