The only place it may make sense to remove a tenant, for example, may be if you are going to live in one side of a duplex.

Your rental agreement cannot state that the landlord can remove the door to the apartment.

You will want to make sure the title is handled correctly to remove both husband and wife and also make sure the chain of title is clear and has no "floating" judgments.
