But yes, I think in today's lending environment a lot of banks/lenders will look at rental income as part of your DTI.

The biggest thing was to be exposed to a number of high intellect people in a learning-focused environment (and no crippling student debt for which I am very grateful). 

I think the landlord is trying to take advantage of the fact that I am trying to solve it peacefully to move on.

Meaning we don't compete against each other directly, so there is no real market force that would make them act differently due to some competition environment. 

The loan terms as you describe them are mostly likely the result of an aggressive small bank, and the previous low interest rate environment.

The HOA restrictions specifically say that "Pets must be kept in a manner that does not disturb the peaceful enjoyment of residents of other lots" and one of the terms of the lease is that the tenant abides by the HOA restrictions.How would you handle this if it continues after you warn the tenant, and the neighbor keeps complaining?

Even if my tenant is late with the rent, I still check in on them and make sure they are well and the house is in good condition, and a clean environment for them to raise their children there.
