It's anecdotal cause I don't care enough, but we have one STR on our property and are surrounded by STRs on all sides and there are folks in all every week including the heat of the summer. 

You mean folks who sue for cold calling them b/c they're on the DNC list?

If you are full time investing or as an agent you theoretically have an edge to be able to do more of this relationship building while folks doing it "part time" would have less availability.

And let's be clear, it's not a bad strategy for many folks.

you had stratigic foreclosures.. where values went down and folks just walked because they could.. you had props that were in investment areas that lost renters and investors could not debt service and walked..

We found most folks can read the standards and do not bother applying (paying the application fee) if they do not qualify.

I encourage people to invest either where they live, or within an hour or so, because there are so, so many threads on BP from folks who bought a random OOS property just to "get a deal" and immediately regretted it.

In fact you can provide your own folks prior to any maintenance issue.
