It does absolutely nothing for investors except tie up liquid assets in a vehicle where the funds can be lost overnight as everyone saw in California, Nevada, Arizona, and Florida in 2008-9, create a negative rate of return and increase tax liability.

During the time that I am looking for a buyer, I would have cash flow to cover any expenses be it planned or unplanned coming in from the tenant while patiently waiting for a buyer.Of course that's not a reliable way of creating long term wealth but I think its a vehicle i could use in order to reach the ideal duplex or multi family properties that I would want to keep as anchor properties.
