It does absolutely nothing for investors except tie up liquid assets in a vehicle where the funds can be lost overnight as everyone saw in California, Nevada, Arizona, and Florida in 2008-9, create a negative rate of return and increase tax liability. 

Don't discount the IRA and 401K as vehicles to retirement.

I have a clause in my lease that vehicles are not to be parked on the lawn.

    If you truly wish to double your IRA with a real estate backed vehicle in a year you could use options.

However, the savings could be largely offset by the potential transfer tax of property deed, the loss of the use of the LLCs as liability mitigating ownership vehicles for you post-exchange, and  by the inconvenience and risk of having one reverse with one 180 day window.  

Contact , zoning as far as vehicles , animal control , the health dept .  

Find a commercial towing company that would be willing to charge the truck driver for getting his vehicle back out of an impound lot beforehand so as to have it all prearranged with a fellow company. 

During the time that I am looking for a buyer, I would have cash flow to cover any expenses be it planned or unplanned coming in from the tenant while patiently waiting for a buyer.Of course that's not a reliable way of creating long term wealth but I think its a vehicle i could use in order to reach the ideal duplex or multi family properties that I would want to keep as anchor properties.  

Such a vehicle could directly invest in real estate, but that seems to be different than what you are hoping to accomplish.

Is there a stable vehicle where I can set my funds in until I get ready to buy some properties?
