Our major focus has been developing two larger (for us 220/365 units) locations in a larger town and we haven't looked back at our original locations. 

The majority of deals are on market and if they have been sitting for weeks the seller isn't getting many offers.

:Class A Properties:Cashflow vs Appreciation: Typically, 3-5 years for positive cashflow, but you get highest relative rent & value appreciation.Vacancy Est: Historically 10%, 5% the more recent norm.Tenant Pool: Majority will have FICO scores of 680+ (roughly 5% probability of default), zero evictions in last 7 years.Class B Properties:Cashflow vs Appreciation: Typically, decent amount of relative rent & value appreciation.Vacancy Est: Historically 10%, 5% should be applied only if proper research done to support.Tenant Pool: Majority will have FICO scores of 620-680 (around 10% probability of default), some blemishes, but should have no evictions in last 5 yearsClass C Properties:Cashflow vs Appreciation: Typically, high cashflow and at the lower end of relative rent & value appreciation.

The presence of major employers and tech companies, coupled with ongoing job creation, positions the Raleigh-Durham area as one of the top locations for job seekers and investors.

It is my firm belief that there is a market for every type of layout in the mid term space, especially when you're located in a major city like Chicago.

Keep in mind though the vast majority of real estate investors  have never heard of BP or Pace or any other guru.
