I've grown since then and you will too.There are a few events in the area depending on where in LA you live.

I'm in Livonia / Canton area and I haven't attended any Washtenaw County or Ann Arbor REIA events but I do attend the Oakland County REAI meeting in Troy as well as the Michigan REIA meetings in Troy and they are super helpful and if you sign up to get their emails you can check the topics in advance to make sure it's worth the trip for that meeting.They usually have really good speakers. 

You should know the rules inside out or be working with the professionals that know it.Incorrect moves can result in not only a taxable event to you but to your investors.Based on your most recent response, i do not think you have a good understanding of1) requirements of the QOF(You may need to substantially improve a property)2) How long you need to hold a property before it can be sold to exclude the gain3) Inside basis vs outside basisBest of luck
