I'd say the amount of time for the labor seems high.

You'll be competing on price with owner occupants who are not running the arithmetic like an investor, so you'll often end up overpaying and losing out on any potential cashflow.I'm also 25, and it's great to see other young guys getting started and building wealth.

Do builders hike their inventory home prices and then give a "discount" at year end? 

For example, maybe you will get to 10, 20, 30 houses and then find an owner who has a large portfolio and all of a sudden you are at a high door count and now need to hire, need to build your policy binder, and all the other stuff that comes with running a business.

At the end of the day if you run your numbers and analyze like 10 properties a day, and every single day scour the internet for anything new, you will eventually find something that works and know it almost immediately.

Focus on high-impact areas like the kitchen and bathrooms, as these often add the most value to a home.
