@Dave Rav I know it doesn't help now and it sounds a bit harsh, but these are definitely questions I would make sure you have answers to before telling the tenant you won't be waiving any late fees.

They estimated $98,000 for the job and wrote this, basically saying that it's impossible to fix without also replacing the drywall and insulation, and that chemicals and paint would not be enough:"The odors and residue from the smoking are very apparent and appear to have permeated all areas of the Residence to such a level that these odors and residue, that is oil based, cannot beremoved by means of scrubbing with a detergent solution, application of a deodorizing solution, and application of a stain blocking type paint.

Was it the fact that the houses looked cheap compared to CA prices or were there other reasons.As other posters have said, you will need to be firm when dealing with contractors and if they sense you being a newbie.I hate being harsh on all the points above, but I also hate to see people lose money on their first project and then think that real estate investing doesn't work.
