I got an elevation certificate (costs $250-$400 where I live) and my flood insurance dropped by almost 2/3rds. down to just a hair or so above $700/year.

@Chad UrbshottYes I know who owns these and going through many of them they are very toxic and most likely have a lot of hair on them.

She came to me and said there was something wrong with the electric ,it was more than what the previous tenant was paying .I asked her if she used the oven , did laundry , blow dry her long hair , and kept the thermostat set to 70 degrees .  

Upon inspection we find section 8 Tennant running hair salon out of living room.

So far my three properties are not in the cross hairs, but the other three properties we had are.

I had a mixed use building (38 apts, office, nail and hair salons, restaurant).

My property manager will take half month for placement of new tenant.By the hair of my chin I am getting $200.

Ready to pull my hair out. 

Depending on the condition of the property I might lower CapEx to 5% and raise Repairs/Maint. to 10%, but that's kind of splitting hairs. 

and of course it was hair on fire.. and thats when you got the best deals..
