For appreciation, this particular property value has doubled in the last 6 years (mind you the previous purchase was in 2012, tail end of the housing crisis).

Yes, may be college students and those who haven't started a career may rent, but with many single family home building projects and the ease at which first time home buyers can get loan, i am just wondering renters will eventually  dwindle over time and the house owned by investors will stay vacant with loan payments due every month.Will that be the next crisis like 2008?

The only recession property values did go down was the last one - which actually started out as a housing bubble and sub-prime mortgage crisis, which turned into a recession.Landlords have done well during the housing crash, people always need a place to sleep, especially when they have lost their home to forclosure.I am not doing the same I did the last years, find value add deals on MLS, buy in good school districts, rent best-in-class homes for top dollar.
