Demo and retiling a shower surround can be done $800 or less in TX, on average, so not sure what labor runs in your area.

Demo costs are cheap as well.  

That said, most of the work I did was demo and haul away, I did not start installing any expensive materials until close and as such, had very minimal risk and saved some holding costs.Dot your i's and cross your t's, make sure you gave accounted for everything and then if the reward is worth the risk, proceed, if not, simply wait.

The estimate did include:Exterior:- New trim around windows- Repair of one window (glass was cracked, looked like a baseball strike)- Deck repair (there are two decks, one off the master suite and one larger deck off the dining room.... both need minimum of power wash and paint)- ~$1,500 in lawn care, shrub trimming, tree trimming (it was pretty bad but would look amazing with some care) (this was my estimate outside of the GC estimate)Interior:- ~$3,500 for demo (my GC actually thought $6k but hires it out to 1-800-Got-Junk and recommended that I could find a less expensive option. 

Signed documents for hard money lender for a house closing next week, Checked on a property that they are completing demo- I forgot to tell them to break down a wall, Gotten an oil change..)Oh well there is always tomorrow.

For Conventional you need 30% equity in the home your renting, FHA 25%@Leon Yang Freddie does require a 2 year history.
