This is usually a 12 month commitment that is "Interest Only" and after you finish the rehab and get a tenant, then you refinance into a DSCR loan.

Hi Andrew,- If you were in school before Oct 2023 we can use it for employment history - If you were employed for 2 years in the past this should also work (with explaining the gap)- We can do a Non-QM one year employment full doc with no PPP that is better priced than DSCR (but not as good as conventional)Hope it helps

If someone dramatically overpaid in the peak of 2022 and didn't sell in 2023 when rates were at their highest than the chances are they will be fine in the coming year.
