Can it be an austere event center where a pavilion might be needed?  

Josh I run a real estate meetup in Jupiter the second Tuesday of each month at the Locomotive coffee from 8:30-10am.  

It would be an amazing way to level up and bring a great deal to someone you could learn from/partner with/use their capital. 

Considering this seems to be an costly effort, I did not pursue this deal.

I already invested in 2 properties the traditional way (conventional loans) but am realizing that money is always going to be an issue.

Talk to them about the house they have, but also offer to meet for coffee and let them know you are actively looking and ask how you can get on their list.Attend meetups and REIA meetings.  

All around Jackson, Conway and North Conway you can find some great SFR's, Townhomes, and smaller cottages that get a lot of traffic 365.You have 5 main Mountains to Ski/Snowboard/Tube plus lodges all in that area as well as a great off the beaten path town filled with coffee shops, Bars, Restaurants, Ski shops, Outlets, Mall, and a  Main train station that goes all the way up into the White Mountains. 

For example you buy a hip drive-thru coffee shop based on them paying $50/ft in rent for 10 years.

We also have healthy IRA's and will both qualify for social security in the future.After being a landlord for nearly 25 years,  I'm thinking about selling it all and moving the money into immediate income annuites or some other fix income vehicle so we can travel and live a less stressful lifestyle.There doesn't seem to be an easy way to avoid capital gains and I realize many of these fixed income investments don't hedge against inflation.
