When you do the turnkey offerings to completely new investors like that, you're going to end up working with a lot of inexperienced investors who blame the turnkey operator for things that are a normal part of the property management business.

Before making any decision, I would get a customized property evaluation by a local Realtor to determine the value of the property on both sides of the spectrum; sale OR rental. 

This isn't to say you can't flip properties part-time, but it will come with challenges.

I agree with @John Underwood @Tom E..Get with your CPA so you understand the rules of depreciation.

I obtained the umbrella policy through their "agency" which finds other carriers for their members.

Show the math on paper.
