He sued me repeatedly....didn't go anywhere but still had to deal with it and him.We just had a room go empty on shared housing project....old tenant left on a wed and new tenant rented sight unseen except for video and moved in friday.  

Can the other investor afford additional investments (goes back to #4, do you see a theme here?)

Year 1 cashflow around $50k range, year 2 around $80k with some definite upside potential if we can get weddings, retreats, and the like excited about the place.   

So paying less that $200 a month for "rent" in NYC is still pretty great :-)Plus this leaves the rest of our W2 income to save for our wedding, school, and the down payment on the next house hack (which we will close on together, this first one I closed on by myself).

I work in Logistics for Pepsi.Also I do wedding and event photography.

Since I keep hearing the theme of the "Why" being important to success, I wanted to openly share where I'm coming from. 

There are many homes in the market from which you can get an idea to add bits and pieces of design and style to the exterior theme of your house.

You guys have all been awesome and I've been learning a lot.A pretty common theme that I've been hearing is that the areas of Indianapolis are "block by block" and that you can't rely on what neighborhood a property is, particularly in the downtown areas.

If these are the numbers that are selling in this neighborhood then I'm far off on my married sales price.Both properties currently for sale are not updated and have their original early 1990's theme.
