Does anyone use a tool of some sort to plan out a cash flow tree with rentals? 

I also find it humerous that these same buyers that whine about RE brokerage fee's will think nothing of a wholesaler who has no ability to close and is just looking for an assignment fee and they will tac on FAR more than a 6% fee.. and buyers think they get some sort of deal because its off market.. when in fact its on market wholesalers advertise like mad to sell their contract positions and talk about fake news how about fake values and rehab amounts.

I have journals upon journals with notes on all sorts of topics, seminars, and guest speakers.

Do you feel any sort of difference?

My company provides foreclosure funding.. its a very select group I  do this with and I dont advertise it lest my phone gets blown up..

A 1' x 3' hole is no more work to fix than a 6"x6" one.These are the sort of repairs that will scare off homeowners and let you drive a good bargain.

However, I've also seen feedback that eXp is best for seasoned agents (which I am not), and new agents may not get the support they need, unless they have a good sponsor.Any feedback or insights on selecting a brokerage from part-time agents would be extremely appreciated.

After that, there's really no other way to learn, than to get out there and do it.I'm sure a real mentorship (which I'm not convinced you can actually buy) would be a nice comfortable way to get started.. but honestly, the type of person who needs this sort of handholding, might not do well owning a business...
