If you were a multi-millionaire real estate investor, would you travel around the country shlepping workbooks, checking the sound system and making sure the candy dish is filled?  

TP, soap, paper towels, laundry detergent, dish soap, light bulbs.Subscriptions.

I also state: no smoking inside the house, late fees for rent ($50 per month), $45 fee for insufficient funds, lease automatically renews for 60 days at 125% of the rent unless landlord or tenant gives notice to terminate the agreement, overnight guests limited to 5 consecutive days, no nails and scotch tape on the walls to hang items on the wall and use of Command hooks/tape for damage free hanging, no antennas and satellite dishes shall be erected, tenants responsible for landscraping (mowing the lawn), snow removal in driveways and walkway to front door, and cleaning dryer vent. 

Furnishing it fully with decent furniture, dishes, silverware, etc., is going to cost $15,000.  

Are you supplying the dishes, flatware, pots, pans, etc?

my mentor and I do some lending currently.....so id scale that up a little.....Maybe 50K to that.....I would BRRR in anderson, IN....a small satellite city to the NE of Indy.....because theyre cheap properties. 

I'm currently looking at a 4 bedroom single family home outside of a satellite campus.

I am guessing because tenants are not cleaning the dishes. removing dishwashers from the rentals isn’t an option This current rental doesn’t have a garbage disposal

Are you responsible if the tenant falls off their chair while reaching for a dish in the cabinet?
