The house needed cosmetic repair including: - Refinishing the wood floors- New paint- Finish basement with drywall, paint & carpet- Refinish bathtub What made you interested in investing in this type of deal?

Especially as I am self employed with a floor refinishing business, so my income changes year to year as well.I guess I will have to take advantage of what’s on here as far as tools and just figure out what it is that seems to make the most sense for me and my financial situation.

It needs a new (small) kitchen, new bath, paint, refinished hardwood floor a little light carpentry).  

Main level features newly refinished oak hardwoods, living room with fireplace & kitchen with eating area.

We have renovated the 6 of the 8 apartments-- refinishing the great hardwood floors, refinishing the cabinets, replacing worn out appliances, and repairing the windows&storms.

Just patching, painting, refinishing floors etc is plenty of value add on the first project.As far as an appreciation play, yes it would be to some extent, but I think its also better to view it as 1) a learning experience, 2) a cost avoidance play. 

In my project, the stairs leading up are in good shape but require refinishing. 

I'm thinking this home will need a new kitchen remodel, refinishing hardwood floors, bathroom remodel, and finish the basement.

Everything from wallpaper removal, refinishing floors, to landscaping and replacing the cedar roof.
