These properties are already pretty maxed out, I would much rather deploy the equity so I can work on the appreciation and getting the most out of a new larger building then still have the same four properties 20 years down the road.

My question is, for those that are familiar with Rent Redi, are the instructions to confusing for most people to follow and fill out the prequalification form and I should simplify the process, or should I consider the instructions of the prequalification form a way to weed people out and if someone isn't willing to follow through with those steps I should consider that in the type of tenant they well be?

The president has zero impact on underwriting guidelines and zero direct control of interest rates. in fact the fed has no direct control of long term rates that effect mortgage rates.

But ya have to make some educated prognostications in life.Add this to the information your processing - What your talking about doing is eliminating around $4000 or interest expense (which is deductible anyway so really could be a real impact of eliminating $2800 or so) of debt in exchange for paying over $10K in capital gains tax (don't forget possible state gains tax as well).
