Some of the questions I have today were answered 7 - 9 yrs ago, I'm finding out!

Wife and I are interested in a town home close to our primary residence for short term rental (pending HOA restrictions) We have another property (lived in for 3 yrs prior) that we converted to a long term rental after purchasing our current place.

In my case, I have my rental property for like 1.5yr, and underwriter from the HELOC lenders (I tried two different lenders) need me to provide a record of 2 yrs rental income as my DTI is high at this moment.

Its an older home and the roof will probably need replacing within the next 3-5 yrs along with the ac unit.

They are doing 2.875% locked for 5 yrs with a 25 yr am on 1-4 units. (20% down).

Roofs 25 yrs if new now, kitchens need remodeled every 15ish years to keep values up and rents up, same with bathrooms.  

These are the issues that I'm facing with getting started:1st issue - I already talk to two home mortgage lenders and they either need me to be 2 yrs in stable 1099 (which I haven't, I have been switching with gig economy jobs.

What a feeling to be financially free at 56 yrs old and to focus on me RE management of the assets, expansion, and disposition (refi) at the moment!!! 

I have a Bryant furnace roughly 40 yrs old, still working but sometimes it does not stop thru the thermostat control.

I started in late 2017 Impressive numbers here (27 doors in 3 yrs).
