So we have some language floating around that is ambiguous and may still need to be developed which can happen in any state once the matter is heard in court.To further illustrate that point, if you go read the statue above, at the bottom it provides exception to the disclosure to the lien holders if title insurance is obtained by the buyer.

Believe it or not, I've had tenants pay the prorated rent and then they were unable to come up with their first full month of rent less than 10 days later.My first paragraph was trying to illustrate how inconsistent the rent due dates would be with multiple units if this poster's approach is used.

To illustrate the example with simple numbers:Borrow $10K HELOC @ 3% = $300 interest expense incurredLoan out $10K Promissory Note @ 10% = $1,000 interest earnedNet interest earned = $700So do I have to report the full $1,000 interest earned, or can I deduct that $300 interest expense and report the net $700 interest earned?
