These might not be a good fit (but are considered comps) and hence, there will be a disconnect between cash flow analysis and appraised value (which takes into account comps). 

Might explain some of the disconnects between me and my Realtor.

Also, if you get an unwanted caller, you can mark it as spam and the caller will get a "this number has been disconnected" message. 

I have a clause in my lease that tenants need to provide me their utility account numbers, they cannot have service disconnected, and unpaid utilities will be deducted from the security deposit.
