I personally did not use an assumption company to assist with the transaction, but that is an option if you encounter a lender who is not too thrilled about helping you through the process.I was able to assume a loan with a 3% rate during a time when rates where in the high 7's! 

I've personally explored this myself but my typical transaction  size is $3-$8M and the required check sizes are too small for their services.

I am a licensed broker and handled the transaction myself.

First of all, there is absolutely no correlation between transacting with or even being a wholesaler and successfully completing a BRRRR, but that's besides the point I hope to get across. 

We typically put $100 or none depending on the transaction.

So If I were you I would congratulate myself on success and question do you really want to take on additional risk or incur not insubstantial transaction costs to transition from what you have.

Closing the border (aka: upholding the laws of our country) would have a more significant impact on the housing market than stopping vacation rentals.

Sellers want an easy guaranteed transaction.
