@Leo R AriasI am assuming he is a licensed contractor and you have a contract that has a schedule in it.First you can file a complaint with the licensing board then terminate him for cause - but it will cost you 3x the $ probably to fix everythingYou have been too patient with this.

It hols on 80.I told the tenant not to lower it that low, becausing doing so will over heat it and cause it o malfunction.if the AC goes out due to them not listening will they be responsible for repairs?

We tried to get info on the lender to ask directly but they wouldn't give it to us.I would have thought this would be a relatively quick process to do a credit check, check debt to income, employer verification, etc.current loan's interest rate is very low so they definitely haven't refinanced anytime recently.Additionally, having never assumed a loan before, anything I should keep an eye out for that might cause a hiccup?
