As soon as allowed by Authorities, We have several Teams going into NC, SC & TN to setup temporary shelters (TH/Fema Trailers), Food & H2O, Chainsaw Crews & Cleanup Crews, Gen Crew (electricians) & Etc..

Hi Stephen,Sorry for your troubles but it seems like the provider came through in the end which is nice to see.And promising to cover rent for the delays caused shows character also.Being a turnkey provider myself since 2014, I can attest to that unfortunately many things sometimes aren't in our control.Especially when it comes to the citiy, contractors and pulling permits, etc...Our traditional promise is that the property will take 90 days to rehab and tenant.Have we gone over 90 days?

A good rule - as long as the plumbing and electric has been updated, a well-built home from the mid-20th century is a better investment and will likely outlast a newer build.Credit to the respective author

Yes you are giving up a rate that you probably aren't going to see again anytime soon, but as long as you aren't locked into an extensive penalty period you can always refi again if rates plummet to the point that it makes sense to do so.

My plan was to "self-perform" a land contract by filling out a purchase and sales agreement for a land contract that specifies I will take over the mortgage payments, get authorized on their mortgage, and be authorized essentially to fix up the property and eventually sell it on the MLS since the land contract will give me that control/equitable interest.
