I searched in BP and folks here said single member LLC can elect to have EIN too.The thing is I am applying for a mortgage under LLC and lender requires EIN in order to not report the loan to my SSN.

up there, the city council 'turned blue' in the last election cycle so some kind of regulations are probably going to arrive eventually.I do intend to eventually sell off my remaining seattle property, but for now as its fully updated, meets inspection rules, attracting good tenants and running smoothly its in the cash-cow phase of ownership and I'm not in a hurry to divest it.

If you elect not to use your own realtor, or have your own representation as a buyers representative, then remember - the seller's agent represents what is in the best interest of the seller; they have a duty to you to be honest and ethical, but the fiduciary duty is to the seller.Since the seller pays the commission, there is absolutely no reason not to use a realtor; you can still hire a real estate attorney, but in terms of having more negotiating power, it won't be an advantage that I can see in your situation.Where are you from?

Fortunately, because my attorney knows the board president, got his private number, and had him prepare and sign off on the board resolution saying the unit is an "Investor unit" and rentable.
