Yeh.The place was not cleaned well and missing some pretty basic amenities like hand towels and wash clothes, no cork screw, a cheap coffee pot with a decantur with no lid that had to be wrestled in/out because it was from a different brand/model, no welcome page or even instructions for the WiFi password, three towels for a rental set up for four guests, etc.

Seems like a good time to sell but not a great time to buy.I could also do a seller-carry to the tenants (they've been there for 10 years and most likely won't be able to qualify for a conventional loan)....I'm 49 years old and want to put together a 10-12 year plan to generate as much passive income as possible (I'd be really happy if I could reach 8k/month net - is that totally unrealistic?)

Add language about: long term visitors, auto's must be registered at the subject property address, land lord is co-insured, number of tenants and over night visitors, only tenant use of washer and dryers, noise rules, smoking pot in units, cultivation of anything, business operations in unit by the tenant, visitor parking, auto insurance, grilling and BBQing, sub leasing, snow removal policies, reimbursement for liens for police and first responders, entry to unit for inspections and repairs, ongoing due diligence and back ground checks of the tenant.

When we get a stale listing, we sometimes try to sweeten the pot by advertising that we'll waive the app fee or we'll cover 2 months of cable/internet or something instead.
