I currently work with investors looking to build their portfolio with single-family, long-term rentals while managing for them on the back end, making is hands-free for the investor to still work their W-2 job and live their everyday lives and spend it with family, hobbies, etc. 

With that in mind, I’m considering purchasing four rental units over the next four years to build a stream of income that could help supplement my retirement by age 68.The challenge I’m facing is that the deals I’ve come across so far don’t make financial sense.

Condos don't appreciate at the same rate as single family homes, and you are always a newly elected board away from STRs getting banned in your building. 

Focus on one strategy, practice analyzing deals, and take consistent small steps like attending events and building relationships.

Next, plan on inspecting your properties every 90 days; you can communicate this to the tenant as you ensuring the property is in good order and to help you plan for repairs/future improvements. 

I am considering working with a property developer in NJ to buy land, build a duplex/triplex and sell it (6-9 month time horizon).  

The goal is to start building long term relationship with, so any names would be appreciated. 

Beyond that, the joy of building something meaningful is priceless.3.Be prepared for isolation.

If you have that experience, you probably don't need much marketing, as sellers will be reaching out to you directly.Focus on securing one listing at a time and building momentum.

Then there were some issues with the inspection report that ruined 3 contracts prior to me getting involved.
