Now I am there about 2-3 times a year or as needed for large things like an A/C replacement.Once you have a great cleaner and handy person, then you don't really need to go over that often.We are about 7 hours from our place so it isn't a crazy drive.

@Michael Bishay you're mistaken if you think buying S8 rentals will make your portfolio easier to manage and more profitable.You're just trading one set of problems for another.But, you probably won't heed this advice:(So, yes, seeing if/how any Class C tenant has trashed their current home, will give you an idea of if/how they will trash yours is a great screening tool.We've been doing this for almnost 2 decades.The COVID mainstreaming of Zoom has made it so much easier!

@Justin Rowe My main focus was to find a property with acceptable profit margins, and in a C- or better neighborhood, which at the time was challenging.I ended up buying in the Alta Monte neighborhood.

I have been looking in GA. ( Augusta, Columbus, Sandy Springs, Savannah, Roswell, GA area /  If you have any multi family under $4mm /20 or more units/ value add / B or C property in B area / mix of 1 and 2 bedroom / population more than 30k please let me know.

You'll be lucky to find anything that will yield you 8% or more in C class areas (which is more then a HYSA or CD will if you keep that money in the bank but there is a ton more risk).

The home is currently now worth about $525,000 due to the rapid appreciation we all encountered during the pandemic and we believe rent is pretty much capped for the area (class C area).
