This scenario doesn't bode well for a 4k, 2 bedroom townhome in a nice location but not the hot spot where the action is walkable.Sell if you can and look for a better opportunity to invest.I have 20 rentable units.......all considerable lower cost than yours and I am finding it harder to keep the rents I have now.  

I'm reaching out seeking some insights and advice regarding a rental property I currently have listed in Greenwich, CT.https://www.zillow.com/homedetails/33-Talbot-Ln-APT-3-Greenw...I have a beautiful 3-bedroom, 1.5-bathroom townhouse available for rent, featuring amenities such as central air, a spacious deck, a one-car garage, and an attic, along with one designated parking spot.

Charlotte, NC, is a key spot for buying and selling properties, with tools like Zillow, Redfin, and BiggerPockets giving key info on what's hot.

Even better, if the contractor is able to attend/show up for the inspection by the township that would allow them to interface right on the spot and fix any small repairs.

Property has hallways and laundry as common areas. 25 outdoor parking spots and 10 garage spots.

This has kept me from getting into tight spots like in the past.

Ohio markets show up 3 times in Zillow’s 2024 hottest markets, with Columbus and Cincinnati taking the top 2 and 3 spots.

Ceilings need to go too, but floors are fine except for a few problem spots. 5,000 sq ft.  6 kitchens, 6 baths, and about 35 total rooms, closets, hallways, etc. 

There's spots in the south and in the midwest where you can buy a house in need of work for like 30k, someone brought me a duplex in Tenn the other day that they had under contract for 65k. 

This part does not come easy for me but I am trying my best to figure how to spot a good deal.
