@David S. that’s a rent registry to gather info, nothing to do with vacancy control, which was just voted down hard in CA by prop 21 failing@Sid Naik apartment sales in SF are soft, but no way down 30%.

Costs can vary a lot depending on level of finish, what community you are building in (fees can vary a lot) etc but for purposes of a very broad brush I'd use $120/SF plus soft costs (architect, engineer, survey, legal etc at another 15% over hard construction plus land, plus site work.

Just my two cents.We will continue to BRRRR, but will only refi out to the total amount that we have in the project (purchase + rehab + soft costs)...as tempting as it is, we like having additional equity built into the projects as a "reserve" of sorts, but also as a safety cushion in case things go bad.
