Informal poll — Are you successfully doing sandwich leases?  

Only seller financing incurs UDFI/UBIT - land contracts, wraps, subject-tos, lease/buy backs, sandwich leases, etc. will incur UBIT.

Hey Team,I've started looking into real estate investing Oct. 2017 and have done 1 wholesale deal and am in the middle of a sandwich lease option deal, no pun intended.

But it's satisfying to visualize some deadbeat throwing a temper tantrum screaming "make me a sandwich [expletive]!"

Yes, we use Master Leases, also known in NC as a Sandwich lease.  

By the end of that weekend, we had 3 bookings.Our first booking gave us a great public review, and also sent an email saying that they did love our place and love all the extras we put in there (beach toys, cooler, cart, sandwich bags, foil, etc.) but also that our brand new floors didn't feel that clean, coffee pot had some coffee marks and dishes were left in dishwasher previously.

Is homeboy going to beat you up now because of a random ant on his sandwich ?

There was a lot of sharing of ideas back and forth - great feedback and encouragement on all sides.We didn't pitch anything at the event (except coaching for 30 minutes during a lunch break for anyone that wanted to stay and hear us talk about it.)We taught everyone there how to do traditional wholesaling deals, how to flip lease options, how to do sandwich lease options, how to flip leases, how to partner with private investors on deals, how to find virtual assistants, and how to wholesale properties remotely.

I plan to FOCUS on doing (cooperative and sandwich) LO deals (nationwide) along with acquiring properties (out of state...) subject to.

Especially sandwich lease options.
