I hope people follow the social distance rules strictly, stay home and not to go out when it is not necessary, so we can keep Las Vegas virus numbers down and have our economy to be recovered asap after the virus numbers is under control.  

I am in the middle of a build out that may affect my re-fi so my plan it to avoid rehabs that are too extensive/time consuming that might get me caught at the bottom of the housing market and affect my ability to BRRRR and recover cash. 

I expect that prices will fall somewhat, but i don't think it will be severe and hopefully won't take long to recover.

Any property that has a significant mortgage will take time to unwind.PS#3:  Residential rental market recovers fairly quickly. 

IF and I mean IF the tenant can show financials and that they are truly hurting to pay the rent then many landlords will work with IN THE SHORT TERM until they recover. 

They are not just looking at today, but the next quarter and the next quarter and the time it will take to recover. 

That way the property owner can look for another tenant and not be forced to take a loss and recover their property rights. 

If you do not repay the amount you owe us within 30 calendar days from the day after the date you notified us of your intention to withdraw, we will recover it as a debt through the Courts.6.

-many businesses will not ever recover from this,  we are already seeing some close down or significantly downsize. 

(Hell, in some ways I'm still recovering from 2008!)
