My opinion is you should advertise as if you have no OO exemption, and then screen out men/ESA etc when they contact you.

Listed it on Furnished Finder, Facebook, AirBnB, ZillowAs a long term rental, in one day, I got 10 contacts, 7 out of whom filled out my pre-screening questionnaires and disclosed their income, etc and at least 4 of them scheduled a showing for this week. 

.- You might also look into staging the property or taking high-quality photos to make it more appealing online.- Another option is to list it on multiple platforms, including local real estate groups and social media.

And the manager is not financially aligned (and in my opinion, doesn’t do as good a job of screening tenants, etc., as I can).

You have to screen the company to verify they hold the appropriate licenses, insurance, etc.

And high quality new construction that is not in the South.

Do not skip your screening!

So you need to be local to know who is in the area and ensure your street doesn't transition down in quality...it can happen in 12-18 months before you can do anything about it.

This reassures potential guests that you care about service quality without engaging in a back-and-forth.Address Any Legitimate Issues: If there’s any valid criticism hidden in the hyperbole, acknowledge it briefly.

Zillow is typically the best quality leads in my opinion.
