I might be calculating things poorly or overlooking something, but I'd prefer to be on the safe side. 

Would prefer longer term loan 60 months or so but can do short term also ie 12-24 months.

Ratios Greater than 1.0 are preferred by most lenders.

@Heather Watkins I prefer to see the posts where the investor is merely contemplating taking the steps you've taken rather than instances where they have already spent unnecessary time and expense on entity formation because we as a BP community can at try to steer the investor in the right direction.

In my opinion and through observation, most people who have children prefer to live in the surrounding counties because of the school systems, while still not great, but easily better than Albany's schools.

As trustee of the plan, you can open a bank account in just a few hours at one of our preferred banks.

Overall, good reviews for this product/company, but I prefer the traditional HELOC (although harder to find for investment properties).

Obviously that starts down a whole different conversation about preferred investing strategies which all have their merits.My only point here is that I don't think investing in other markets means you're going to miss out on the opportunity to ever buy in Los Angeles.
