We both know the numbers you used (mostly that 1000% return number) aren't practical, but humoring them paints an interesting picture about the financial advantage of leverage.

What has your CPA / Financial advisor recommended?

I have not, but as a licensed broker I would recommend listing on MLS which will post it to Zillow, Realtor.com etc.

I've been pretty vocal on this platform against bad syndication practices out there. 

I would not recommend this one.

I see a lot of amenities you recommended as amenities that increase the quality of stay which leads to a higher guest satisfaction but doesn't really affect my return.

Years later it was revealed that the guru had never disclosed the fact that he was getting kickbacks from the recommended lenders, brokers, maintenance contractors and others he insisted the program participants use.
