You will need to purchase it for less. i was going to buy a SFH in PA that is a student rental, right next to one i own now, 4 bedrooms, $1500/m, asking 110k will not cash flow after Mortgage, i figured i would have to get it for 75k in order to have some cash flow. owner didn't take my offer and they decided to put it on the market, it's now been sitting there for 6 months, figure they will come back to me. so right off the bat i can tell you the numbers don't work, try and get it for less.

I agree some of the staging we see is so atrocious it masks the good work done.A Fellow investor staged his ARV $130k flip with pieces of 'hand picked' trash he got from the side of the road.

@Care Peel, just quickly looking at this, it sounds like you were wanted to BRRRR the property? 

I would do an inspection and a S.O.W by a contractor before committing to buying, but boy oh boy do these numbers make me excited.I think this house has amazing potential for value add based on old kitchen hardware, gross (peeling, scratched hardwood) floors, and nasty colors on the walls.

First floor has peeling paint and needs new windows.

I did loading/unloading big trucks, iron clothes in 120 degree room, and paint furniture without proper tools like mask which made me sick everyday.Moved to US as a Refugee with just $50, zero English, and didn't know anyone here zero friends/relatives.

If anything, the extra tax deductions (if available) mask the horrible cost of premature IRA withdrawal.

Common failures are for peeling paint, cracked windows, loose handrails, crumbly cement steps - and all of this applies even to out buildings like sheds. 

Be careful with "brokers" masked as wholesalers.
