My wife and I are the Declarant for 32 residential condo units that we built in Pennsylvania between 1984 - 1987.  

If you are the type that gets a big tax refund back every year, change your declarations so you get a small (or no) refund, and more money back in your weekly/biweekly check. 

To start, find out if the rental cap is included in the original declaration or if it's an amendment that was voted on by the owners. 

I understand “Pre-Foreclosure” to mean the lawsuit on behalf of the lender to take the property has been filed but the court has not yet declared that the lender has a right to the property.

They hinted at even having to declare bankruptcy.

As you know all a debtor has to do is declare BK & the judgment becomes worthless.I want to make sure the is a complete file on the debtor(s) including social security numbers & a recent credit report.Thanks

Brian,Once you get settled in, you just need to change your drivers license and vehicle registration to Florida, then, if you want to really seal the deal as far as being considered an official Florida resident, you can go down to the local county courthouse and file a "Declaration of Domicile" form.  

I think what happens is that people lose money on these and don't even know, until it's too late...I know a plumber who had a laundry mat, and had to declare bankruptcy over it  - a plumber - he did all of his own maintenance, and still couldn't get it to work.Additionally, while both of these seem like they would be hands off automated systems, they are not.

If you have a tenant that is past due on rent at the end of the year, you'll be declaring that income even if you haven't received it yet.

That does not mean that there is an "HOA", or "Home Owner's Association", but there will be a Declaration of Condominium on file, as well as monthly assessments.
