To buy a property for $800k with 20% down, you need $160k for down payment, $20k for closing costs, and for a jumbo many lenders want to see 12 months liquid reserves, which for a 30 year at 4.25% presuming 1.1% property tax and 1000 insurance, is about 4K per month or another 48k.
