Some places (like KC) are easy to research online while others (insert most midwest cities here) are slightly to extremely difficult to dig info up with.

You may find a hard money deal that is short enough (insert your time horizon for the flip) to allow you to build up equity.

If this is one of those over the current tub outfits you need to be careful about the seal around the drain. i have had water between the insert and the original tub.

I don't know how much you have to put down in order to get to your $1000 a month expenses, but based on my experience here so far that sort of money would push your radius out towards Woodbridge or Dumfries-Ashburn-Manassas sort of on that line and the rents you can pull down out there are lower so it is unlikely that you will find something that will allow you to insert a renter that covers all your costs.
