@Zach Howard there are a few loan types here in the states for foreign nationals, some that require personal income verification and others that do not.

I am using a dscr loan. what I cant understand, is why are my closing costs so high. above is the numbers on the refi.

We're in a small town so we ask our bank loan officer who is involved in the community for a CPA reference.

I would search for a property that has a low interest rate Fha or VA loan.

Currently under contract for $552,000 with a conventional loan.

Consider multi-family properties, cash flow properties, FHA loans, and online tools.

I am already have a good lender that has pre-approved me with a DSCR loan so all I need is to find the right market to invest in!

I would talk to some lenders  getting land loans and development loans with no experience is next to impossible starting out.. 

I am using a conventional FHA loan to acquire the property.
