Enduring this arrangement for just a year or two can position you favorably to replicate the process and gradually build a substantial portfolio of properties just from the HH method alone.

With house hacking you'll be able to close with less cash out of pocket and you'll have favorable owner occupant financing (lower interest rates).

One more question, is it possible (and lawful) to apply for the mortgage conventionally (under my name as an individual) for a more favorable rate, and then assign the asset to the LLC at a later date? 

On the other hand, if you're only banking on appreciation, then this seems like it would negatively cash flow even if you moved out unless you can favorably refinance. 

If the seller's asking price exceeds the retail value, we may still entertain their price if favorable terms are offered.

The numbers favor the people who cap, and the little guy (selling under $4 million/year) ends up picking up the tab.

To me, if an area seems "favorable" from a google search, I'm too late on it.I would challenge you to dig wayyy deeper. 

The landlord laws are much favorable in Florida thats for sure.
