If you don't have the additional mental bandwidth, can't deal with stress in healthful way or do not have much time to commit atleast 14 months of focus then do not build.

Additionally, I viewed over 40 properties this year before purchasing my first rental property.

As such, they want to repaint, have some deferred maintenance that needs handled in next several years, and therefore pause distributions to LPs, to fund those additional improvements out of operating cash.  

I would lower the price and eat the cost for a year. 

In addition, I will also be paying much closer attention to water flow patterns and signs of erosion around our next investment!  

Just make sure to account for any additional operating expenses when projecting your cash flow.

I did see it and scheduled the sprinkler installation but heard they are now requiring additional improvements that weren't originally discussed like multiple egresses, changes to pool room doors etc.   

And is mileage looking for additional rentals and flips in markets you currently own properties in, deductible, if you operate out of your home office?

I passed this additional charge onto our borrowers without any objections, making the total doc fee $1000.There are other companies that provide automated loan docs.
