If your long term goal is to create a portfolio of MFHs then it sounds like you're in it for the creation of wealth!

Investors can only vote in case of a creation of a new class of members. 

The Fair Tax includes mechanisms to ensure those living at or below poverty level pay no taxes, eliminates double taxation by eliminating taxation on used goods, untaxes education, and incentivizes wealth creation.

Realistically, the lender would look at the numbers and think “there’s no way to increase NOI through lowering rents” so they’d have to believe 100% of the $600K value creation is from $100K of improvements to yield rent raises.

We have a little 10 unit subdivision that hasn’t sold any lots since creation a few years ago.  

I also recommend GlobiFlow, it is an extension to Podio, but it allows the apps to talk to each other much easier, if/then statements, auto-texts, auto-emails, auto task creation, I think it's a must with Podio.Glad I could help!

I haven't heard of this but it's something that I've been hinting at since the creation of liquid space.
